July is peak moving season, and for the first time in years, renters have the upper hand. Average rents at professionally managed properties declined 0.5% year over year in the first quarter of 2026, according to Harvard’s Joint Center on Housing Studies. May also marked the 34th consecutive month of rent declines for 0 to 2 bedroom apartments across the nation’s 50 largest metros, per Realtor.com. The median rent across those areas now sits at $1,686, down 4.4% from its peak in summer 2022.
Why This Matters: For Black renters who have long faced disproportionate barriers in the housing market, this shift is significant. Nearly 40% of rental listings are now offering concessions including free rent, waived fees, and discounted move-in costs, according to Zillow chief economist Mischa Fisher. That is leverage that did not exist two years ago. Three things to do right now to take advantage: research local comparable rents and how long listings have been sitting on the market before you apply; get your finances in order since the median household spends 26.7% of income on a new rental, so documenting income above that threshold reassures landlords; and pull your credit score now since anything above 740 is considered very good and gives you serious credibility with landlords. The most downward pressure on rents is in the South and West where new housing supply is highest, so leverage depends heavily on location.
What’s Next: Negotiate everything, not just price. Landlords are more flexible on longer lease terms, upgraded appliances, parking, and repairs. The worst they can say is no, and right now, you have more options than before. The rental market will not stay soft forever. Move while the window is open.
